The streets and land outside each home structure are owned jointly by the association. A $99 monthly fee will be assessed to each homeowner for snow removal, lawn care, road maintenance, and garbage pickup. Like Summerfield Woods, sprinkling systems are included as part of the package. However, in Grey Estates, the cost of the water for sprinkling each site and the common areas will be funded through the assessed monthly fee, not the individual homeowner. Deed restrictions include no fences, swimming pools, swing sets, sand boxes, etc. Taxes, which will vary based on the house value, are estimated to be between $2,000 and $3,000 per year. A condominium is a form of real property ownership. In the case of Grey Estates, you own the land directly beneath the home and the air space above it. There are limited common elements and general common elements for all of the unit owners. These units are single family non-attached units with curbed streets, sidewalks, streetlights, and public utilities.
WILL I BE A MEMBER OF AN ASSOCIATION?
Yes. Each owner automatically becomes a member of the Association and is entitled to one (1) vote.
WHAT IS MY CONDO ASSESSMENT EACH MONTH?
The Grey Estates monthly fee is $105. The fee includes snow removal from sidewalks, driveways, and front porch, mowing where applicable, watering, fertilizer application, garbage pickup, and maintenance for the common elements.
